Hotel Development Financial Model
This model will serve for a proper analysis of a real estate hotel development opportunity.
This model is clean, professional, detailed, reliable, easy to read and modify. It is dynamic - all you have to do is to change the assumptions.
I did the modeling with a user in mind, so the model is very easy to follow through and understand. Making assumption inputs should take not more than 10 minutes.
The contents of the model are as following:
- Assumptions Tab (flexible construction budget, timing, daily rental assumptions, F&B, and debt service).
- Dashboard: Cash Flow Summary, 3 Charts Cash on Cash, IRR, Equity Multiple, Net Profit.
- Annual&Monthly Cash Flows (Rental Revenues, Sales Proceeds, Acquisition Costs, NOI, Debt Service, Net Income).
- Operations Summary, which calculates operating revenues, department expenses, department profit, EBITDA.
- F&B Tab, which shows income estimates for F&B.
- Draw Schedule
- Financing/Loan Amortization which includes the refinancing of the construction loan, mezzanine financing option
- Cost Curves, which support the cost distribution over time
- Flexible Exit Assumptions based on the assumed cap rate and the projected NOI
